We were made to feel very welcome by the owners. When we arrived they asked us to fill a form in so we could have our breakfast exactlty a we wanted the next day - thought it was a great idea!
Room got very hot but we should have turned on the fan that they provided!
The staff was pleasant and helpful. The room was large and well appointed. The cooked breakfast was excellent. The hotel is approximately one mile from the Royal Mile.
The staff were very warm, inviting and friendly. It felt like home away from home. Easy access to downtown/oldtown Edinburgh on the bus. Central location for easy day trips from the city.
The hotel was so, so clean, modern and fresh. The staff were lovely and helpful and happy to engage in conversation. The breakfast was brilliant with lots of choice and attentive, friendly service - couldn't fault it. The shower was hot and the beds were comfortable. Would love to go back to this hotel ....and hopefully soon!!
Friendly and helpful staff.The room was very good, breakfast was excellent, just outside of city centre, but excellent bus service into town (day ticket £3 per person)
No hot water on first morning, rectified very quickly and thereafter no problems.
Size of restaurant provided for interaction with other guests. Especially useful during the volcanic ash episode.
Renovations were progressing that detracted from the ambiance.
This is the most cousy hotel i have ever been in Europe.. I felt like being home.. the owner and his wife who manage the place very decent and warm, and do their best to make you feel confortable
The hotel is on a quiet street, and it is easy to find a parking spot. Very nice garden terrace and breakfast room. Tastefully decorated, friendly owners.

I stayed 2 nights in this hotel with my boyfriend. We liked our bedroom: It was big, comfortable and quite. We slept well. The bathroom was clean. We also loved the Scottish breakfast. And the staff is very nice and welcoming. I would recommend this hotel.
The hotel is far from the city center. 30 minutes of walk, or 15 minutes by bus.
Conveniently located in a quiet neighborhood and very close to the easy-to- use bus system of Edinburgh. An enjoyable bar/restaurant is within walking distance. We enjoyed our stay.

No internet in the room even though it was advertised in the website. What they claim to be free parking is not a car park but just parking on the street (if you can find a space). Very poor service at the bar.

The breakfast is great, hot breakfast can be ordered separately on top of the continetal breakfast. The location is convenient, many Chinese take aways in the near vicinity.
